Appeal deadline
The date after which nothing you can prove matters.
Most deadlines run from the date on your assessment notice — commonly 30 to 45 days — rather than from a fixed annual date, which means yours may differ from your neighbour's in another township.
Boards have very little discretion to accept a late filing. A strong case filed a day late is generally worth nothing, which makes the date the single highest-value thing to get right.
Confirm it against your own notice, not against a general description. Where a rule offers a window, treat the earlier end as the real one.
